A living trust avoids probate, keeps your affairs private, and makes it dramatically easier for your loved ones when something happens to you. I prepare the full package — trust agreement, pour-over will, durable powers of attorney, advance health care directive — and, just as importantly, I make sure your house actually gets deeded into the trust. (A trust that doesn't own your house won't keep it out of probate. I see this mistake constantly.)

Individual Estate Documents
Don't need a full trust? I prepare individual documents at flat rates:
- Will — $125
- Advance Health Care Directive (Medical Directive) — $150
- Durable Power of Attorney — $150
- Trust Amendment (updating an existing trust) — $200
Each comes signed and notarized at my office. If you're not sure whether you need a will or a trust, ask — I'll walk you through the difference at no cost.
Deeds & Property Transfers
With 16 years in mortgage lending and an inactive California real estate broker license, deed work is my comfort zone. I prepare and record:
- Grant deeds — for transferring ownership between parties — $250
- Quitclaim deeds — typically for transfers between family members or to fund a trust — $250
- Interspousal transfer deeds — common after marriage or divorce — $250
- Transfer-on-death deeds — a way to pass real property without probate, without a trust — $250
- Trust transfer deeds — moving property into or out of a living trust — $250
- Affidavit of Death — removing a deceased co-owner from title without going through probate — $250
- Lot Line Adjustment deeds — for boundary changes between adjacent parcels — $350
- Easement deeds — granting or releasing rights to use a portion of land — $350
- Lot Merger deeds — combining two or more parcels into one — $350
Every deed I prepare includes the Preliminary Change of Ownership Report (PCOR) the County Assessor requires, with the correct property tax exclusion claimed — most DIYers forget this and accidentally trigger reassessment.
Faster recording via Simplifile eRecording. I'm one of the few Stockton-area LDAs approved for Simplifile eRecording (a 3-month approval process), which lets me submit deeds electronically to most California counties. That typically gets your deed recorded within days instead of weeks.
Recording fees are paid separately to the county. Typical San Joaquin County fees: $30 owner-occupied transfers, $100 non-owner-occupied transfers, $100 Deed of Trust, $200 Reconveyance. Other counties charge their own rates.

Private Lending Documents
I provide complete document support for private lenders. I prepare and record:
- Promissory Note — the legally binding agreement spelling out loan terms (amount, rate, payment schedule, default provisions)
- Deed of Trust — secures the loan against the borrower's real property, recorded with the County Recorder
- Reconveyance — formally releases the lien on the property once the loan is paid in full
Pricing: $150 per document. Recording fees are additional.
Many Stockton-area LDAs don't handle private lender paperwork. With my mortgage and real estate background, this is one of my strongest service lines — whether you're a one-time family lender or a regular private-money investor.
